As required by law, please find below the details of Landlord and Tenants fees. We do not charge any tenant fees for the normal processing of a tenancy, in order to comply with the recent government ruling. The services that we do not charge fees to tenants are, for referencing, tenancy contract, tenancy renewal and amendment, and check-in.

We also do not charge Landlords any set-up or marketing fees for processing the details of their properties, ready to advertising for suitable tenants. Landlords are responsible for the Check-in / inventory service, and any periodic checks within the tenancy term.

Landlord Fees:

RENT COLLECTION:  7% of Rent (Includes VAT)

This service includes:

  • Collect and Remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advise on rent arrears actions
  • Make any HMRC deduction and provide Tenant with the NRL8 (if relevant)

 

FULLY MANAGED:   10% of Rent (Includes VAT)

This service includes:

  • Collect and Remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advise on rent arrears actions
  • Make any HMRC deduction and provide Tenant with the NRL8 (if relevant)
  • Advise all relevant utility providers and local council of changes
  • Undertake quarterly inspections per annum and notify landlord of inspection report details
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the Tenancy Term
     

Tenant Fees:

As now required by Government legislation, no fees will be charged for all standard processing for a tenancy agreement, and throughout the tenancy term. Any special requests by Tenants, that fall outside of this remit, may incur a processing fee.
