Before we can market your property, you must have permission from your mortgage lender (if relevant) to let out the property. Buy to let mortgages include this permission as standard. If letting a leasehold property, you also need permission from the freeholder or Head Leaseholder. You will also need Landlord Insurance, as typical building and contents insurance may be invalidated once you rent out your property.
Landlord Insurance comes with Public Liability cover, which protects you from claims from tenants and visitors to your property. You should also invest in Legal protection insurance, rent guarantee insurance and Landlord emergency protection.
If you are letting a HMO, you may need a license from your local authority, if they operate a scheme in your area. Overseas Landlords must apply to HMRC for a Personal Tax International approval number.
The property must conform to local standards of health and safety, and cannot have any issues that could cause harm to residents and visitors.
A valid EPC has to be provided, along with a current Gas safety certificate (if relevant) a current Electrical safety certificate, and a water safety certificate (testing for Legionnaires disease). Fire alarms and CO detectors are also required.
Information that you need to provide to us will include photographs, floor-plans and a description of the property and immediate location and amenities. We can offer a free 3D 360 degree photography service to all Landlords within London and the Home counties.
